Kerala residents pay the Sanchaya property tax every six months, failing which, the government levies a 2 per cent penalty on the outstanding amount per month.
The Sanchaya tax applies to real estate, like homes, office buildings, land, etc. The payment date for property tax varies from one state to another. The property tax rate is usually higher in the metro cities compared to the municipalities and gram panchayats.

In February, the Kerala government extended the last date to March 31, so there is no penalty if paid by the date. It will give people more time to pay taxes while increasing the government’s revenue collection at the same time. The Kerala government launched the Sanchaya tax web portal to ease people’s payment process and the government’s collection process.

One can pay fees and property tax to the government through the Sanchaya online portal. The website also provides information about the Sanchaya tax, the online payment process, taxes levied by civic bodies, utility bill payments, ownership certificates, etc. The user must be a registered portal member to pay Sanchaya tax and utility bills or apply for government licenses. The Sanchaya web portal offers faster transactions.
First, the user must provide the necessary personal details. After logging in to the portal with an ID and password, they must select the local authority to whom the tax will be paid, such as a corporation, municipality, or gram panchayat. After choosing the relevant institution, they can check the tax details and pay through a credit card, debit card, NEFT, or UPI.

The Sanchaya portal was created to simplify people’s tax payments and the collection procedures of local government bodies. The process is also faster and more seamless. To date, Rs 822.12 crore (31.15 per cent) in Sanchaya tax have been collected, and Rs 1817.06 crore (68.85 per cent) are pending.
However, the Sanchaya property tax application process is being migrated to the KSMART portal; hence, some services will no longer be available on the old portal.
The government launched a new software called K-Smart (Kerala Solution for Managing Administrative Reformation and Transformation) in late December 2023 to bring all the services of the local bodies under a single platform.
